Residential turf sees weekend family use and a dog or two.

Commercial turf sees daily pedestrian traffic, maintenance vehicle access, and in some cases hundreds of users per day. The loads are categorically different. The specification must reflect that.

Office Complexes and Corporate Campuses

Primary requirements: appearance retention under daily foot traffic, no irrigation dependency, and durability for maintenance vehicle access on larger installations. Common applications include courtyards, rooftop terraces, outdoor meeting areas, and building entrances.

HOA Common Areas

HOA installations are typically the highest-volume commercial turf projects in Los Angeles. Large square footage, high traffic, managed by an association board with a fixed maintenance budget. We provide HOAs with detailed maintenance documentation and warranty transfer procedures so the asset is protected when board leadership changes.

Schools and Playgrounds

California school and playground installations require compliance with specific standards. ASTM F1292 for impact attenuation. ASTM F3351 for slip resistance. Lead-free certification for all components. PFAS-free materials are increasingly required by LA Unified and charter school networks.

These are not optional certifications. They are liability protections. Do not install school playground turf without confirming compliance on every standard.

Hospitality

Hotel pool surrounds, rooftop bars, outdoor dining, and event lawns see concentrated foot traffic in short periods. An outdoor event can place more load on a turf surface in four hours than a residential lawn sees in a month. Base specification for event spaces must account for this load concentration.

How Commercial Specification Differs

Fiber and Backing

Commercial installations specify 60 to 90 oz face weight with reinforced backing. Standard residential backing delaminates under sustained commercial foot traffic within two to three years. Base Depth

Commercial: 4 to 6 inches of compacted Class II aggregate. Residential standard: 3 to 4 inches. The additional depth distributes load and extends system life in areas with vehicle access.

Seam Planning

Commercial seam placement maps traffic flow first. Seams run parallel to the primary direction of foot traffic. Seams placed perpendicular experience repeated lateral stress with every step across them and fail faster. On large installations, we walk the site and document traffic patterns before determining seam locations.

Drainage Design

Large commercial areas require formal drainage design connected to existing site infrastructure. LA rainfall events are infrequent but intense. A large installation with undersized drainage capacity will pool during a heavy rain regardless of backing permeability. We coordinate with civil engineers when projects require connection to existing drainage systems.

Permitting

Commercial turf installations in LA County typically require permit review. Schools and parks require it without exception. We manage permit coordination as part of commercial project scoping — not as a separate service.
